Tenant Fee Schedule

ASSURED SHORTHOLD TENANCIES (AST'S)

Holding Deposit (per tenancy)

£75.00. This is to reserve a property. Please note this will be withheld if any relevant person withdraws from the tenancy, fails a Right- to Rent check, provides materially significant or misleading information, or fails to pass the credit check due to information which has not previously been declared.

Bond (per tenancy)

Unless otherwise stated this will be £50 more than the monthly rental charge. For example, the Bond for a property with a monthly rental of £500 would be £550. This covers damages or defaults on the part of the tenant during the tenancy. All Bonds have to be protected by law. We are registered with the Tenancy Deposit Service (TDS) and your Bond will be protected under the Client Money Protection Scheme which is part of Propertymark conduct and membership rules of which we are members. Our CLIENT MONEY PROTECTION CERTIFICATE is displayed on our website.

Lost Key(s) or other Security devices(s)

Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and agent will be charged to the tenant.

Variation of Contract

£50 (incl.VAT) per agreed variation. This is to cover the costs (Tenants request) associated with taking landlord’s instructions and the preparation and execution of new legal documents.

Change of Sharer (Tenants request)

£50 (incl. VAT) per replacement tenant/in the case of a head management company imposing an additional charge for change of details this would also be the tenants responsibility. This is to cover the costs associated with taking Landlord's instructions, new tenant referencing and Right-to-Rent checks as well as the preparation and execution of new legal documents.

Early Termination (Tenant's request)

Should the tenant wish to leave their contract early, they shall be liable for the Landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy or the due date of the end of tenancy depending which is sooner.
